We are looking for investment properties for our clients
Offmarketpool is the off-market platform of Dr. Hofeditz Real Estate GmbH, Hamburg (licensed real estate broker under Section 34c of the German Trade Regulation Act). We do not buy for our own account; we search for properties on behalf of our clients: family offices, institutional investors and funds, developers as well as high-net-worth private investors and investor groups. The purchase decision is always made by the respective investor.
As of November 2026, based on our clients’ stored search profiles.
We are looking for the following properties
| Asset class | Properties | Volume per property |
|---|---|---|
| Residential | Apartment buildings, residential complexes, residential portfolios, new builds and forward deals | from approx. €1m, typically €1–10m, portfolios well above |
| Mixed-use | Residential and commercial buildings, inner-city locations | approx. €1–10m |
| Office | Let office buildings, core to value-add, also with vacancy or conversion potential | approx. €1–30m |
| Retail | Grocery-anchored retail, retail warehouses, retail parks, commercial buildings, retail portfolios | approx. €2–25m |

Regions
Germany-wide – A, B and C locations as well as economically strong mid-sized cities. Particularly many search profiles exist for Northern Germany (Hamburg, Schleswig-Holstein, Lower Saxony, Bremen), North Rhine-Westphalia including Rhine-Ruhr and the Rhineland, Berlin and Eastern Germany (including Leipzig, Dresden, Halle, Magdeburg) as well as Southern Germany and Rhine-Main (Munich, Stuttgart, Nuremberg, Frankfurt am Main). Some clients also look in other European countries such as Austria, Spain, the Netherlands or Poland.
Strategies and situations
- Core and core+: long-term let properties with a solid tenant structure
- Value-add: vacancy, maintenance backlog, rent reversion or conversion potential
- Developments and forward deals, bulk acquisitions of new builds
- Special situations: insolvency, fund liquidation, estates, restructuring, realisation by creditors
- Asset deals and share deals, single assets and packages, sale-and-leaseback of corporate real estate
How it works for owners
For an initial assessment, city, property type, areas, rental income and price expectation are enough – no address needed.
We only match key figures against our clients’ search profiles. Without your consent, neither an exposé nor the address is passed on.
You see which prospects fit and decide who receives documents. Prospects sign a non-disclosure agreement beforehand.
For investment properties, the buyer usually pays the commission. Costs for the seller only arise if separately agreed.
For fellow brokers
You manage a suitable property? We work on a joint-deal basis with a 50 : 50 split of the total commission and mutual client protection: we do not approach your owner, and exposés only go to named prospects after your approval.
Helpful documents
Rent roll, area schedule, year of construction and condition, energy certificate, land register extract, site plan; for land, zoning plan, preliminary permit or building permit. If something is missing, we start anyway – documents can be provided later.

Frequently asked questions
What is an acquisition profile?+
An acquisition profile describes what properties a buyer is looking for: asset class, location, volume, condition and strategy. Ours summarises the search profiles of all our clients so that owners and brokers can quickly see whether their property fits.
Does Offmarketpool buy properties itself?+
No. We are real estate brokers and search on behalf of our clients – family offices, institutional investors, funds, developers and private investors. The purchase agreement is concluded by the respective investor.
What does it cost me as a seller?+
For investment properties, the buyer usually pays the commission. Costs for you only arise if we expressly agree on them separately.
How confidential is it?+
Very. We match anonymously using key figures; address and exposé are only shared with your consent and only with prospects who have signed a non-disclosure agreement. The property will not appear publicly on portals unless you want it to.
My property does not quite fit the ranges – is it still worth asking?+
Yes. The ranges are typical values. Many clients also search outside them, for example smaller properties in prime locations or large portfolios.
This acquisition profile is non-binding and does not constitute an offer to purchase. It describes our clients’ demand; there is no entitlement to a purchase or brokerage.
