Demand-based certificate 80 % done.

We take the building footprint, orientation, adjoining sides, window areas and construction-age class from cadastral data and aerial imagery. A link asks the owner about the five points you cannot see from outside. The result: ready-to-enter portal inputs and a plausibility report for the certifier.

Property address

For residential buildings in Germany. The pre-assessment is not an energy performance certificate – only a person authorised under § 88 GEG may issue one.

How it works
01
Cadastre & aerial imagery

Footprint, side lengths, orientation, adjoining neighbours, floor area – calculated from OpenStreetMap and traceable in the report.

02
Typology

Construction-age class according to IWU: construction type, room height, window share, original windows. Every field carries its source and confidence level.

03
Photo & AI

Upload a Street View screenshot: storeys, windows, dormers, roof shape. The AI states explicitly what it cannot see.

04
Five questions

Windows, insulation, heating, hot water, attic – sent by link to the owner or property manager, nameplate photo straight from a phone.

What you get
  • Portal field list in form order – entered into any online certifier in 5 minutes instead of 45.
  • Plausibility report under § 80(4) GEG: the origin of every value, checks, supporting photos – exactly what the certifier has had to document since 2024.
  • A question link for the owner, so nobody has to collect window years and boiler types by phone any more.
  • On request: certificate issued by a certified assessor at a fixed price – we arrange it.
What we deliberately do not do

We do not guess. New render is no proof of insulation, a dormer says nothing about a heated attic, and the year of construction does not tell you the heating system. These are exactly the points that decide two to three efficiency classes – which is why they remain owner questions and are flagged as such in the report.

And we do not issue certificates. Only a person authorised under § 88 GEG, who is liable for plausibility, may do so. We provide them with the data basis – clean, reproducible and sourced.

Frequently asked questions
What does it cost?+

The pre-assessment is free of charge. For the AI analysis, owner link and export we ask for your contact details – you receive the link by email. The certificate itself is issued by partner assessors at a fixed price; the quote is non-binding.

Demand-based or consumption-based certificate?+

The tool prepares the demand-based certificate (building envelope + building services). It is mandatory for buildings with up to 4 residential units whose planning application predates 1977, and is usually the only option with electric heating or missing consumption data.

Where do the dimensions come from?+

From the OpenStreetMap building footprint, via a minimum bounding rectangle. If no footprint exists, enter sides A and B from Google Maps – every field can be overridden.

Is this legally sound?+

The pre-assessment is a data collection with sources, not a certificate. It only becomes binding through the issuing person, who checks the plausibility of the data under § 80(4) GEG – our report is designed for exactly that.

Thinking of selling the property?+

Then the energy performance certificate is mandatory in every listing anyway. Tick “sale conceivable” in the form – we will get back to you with a non-binding assessment and, where appropriate, an off-market placement in the pool.
