For sellers · Bidding process

Find the real market price – in five weeks, not five months

Interest rates and yield expectations have moved again, and buyers are recalculating. Start with a fixed price today and you will almost always be wrong: too high and the property sits; too low and you leave money on the table. In the Offmarketpool bidding process all matching buyers bid at the same time, sealed and against a deadline. You see the result – and decide freely.

Why now

Prices are being rediscovered

In many segments buyers and sellers are still apart. A fixed price is a guess – a bidding process measures what the market really pays today.

Long marketing is costly

A property offered for months is seen as “burnt”. Price cuts weaken your position. A process with a fixed timeline prevents that.

Refinancing and deadlines

Refinancing, portfolio clean-up, an estate settlement or a workout: when a date is fixed, you need predictability, not an open end.

How it works

  1. 01
    Preparation (1–2 weeks)

We check your documents with AI for completeness and plausibility and prepare the valuation, exposé and process letter. Missing documents are shown openly in the risk report.

  2. 02
    Launch to everyone

On launch day all matching buyers in the pool receive the property at the same time – with a visible clock until the bid deadline.

  3. 03
    Due diligence (approx. 3 weeks)

After a confidentiality agreement: data room, AI Q&A with sources, on-site viewings by appointment.

  4. 04
    Two bidding rounds

Round 1 is indicative and sealed. The best bidders enter the final round (best & final) – with proof of funds and a notary deadline.

  5. 05
    Your decision

You receive all bids with our assessment of price and certainty. You choose – or do not sell. Then the notary appointment.

Frequently asked questions

Do I have to sell to the highest bidder?

No. Bids are non-binding until the notary, and you decide freely – including not to sell at all. That is what separates a bidding process from an auction.

What if documents are missing?

The data room does not have to be complete. The AI checks what is there, and the risk report shows every bidder the same picture. Bidders price in what is missing – renegotiation becomes harder.

Do bidders see the other bids?

No. Bidders only see how many investors are in the data room and how many bids have been placed – never amounts or names.

How long does it take?

About five weeks from launch: around three weeks to the first round, two weeks of final round, then your decision.
