What is Offmarketpool?
Offmarketpool is a closed digital platform for off-market real estate transactions in Germany. We connect verified institutional investors with qualified brokers who discreetly broker exclusive properties – without public listings.
Who is the platform for?
Offmarketpool is designed for institutional and semi-institutional investors, family offices, asset managers, and licensed real estate brokers and transaction advisors. Individuals without a demonstrable professional background do not receive access.
How do I get access?
Register on our platform and complete the verification application. Our team reviews each application individually. After successful review, you gain access to the closed area and can view properties.
How long does verification take?
Verification typically takes 1–3 business days. With complete documentation, the process may be faster. You will be notified by email once your access is activated.
What is an NDA and why do I need to sign one?
NDA stands for Non-Disclosure Agreement. Since off-market properties are not publicly traded, the NDA protects both sellers and brokers from unwanted information disclosure. You sign the NDA digitally before property details such as location, financial metrics, and owner information are shown to you.
What types of properties can I find on Offmarketpool?
On our platform you will find off-market properties across all relevant asset classes: residential portfolios, office properties, logistics and industrial properties, retail properties, healthcare properties, and hotel properties. The focus is on transaction volumes starting at €5 million.
Is the platform free to use?
Yes, the platform is free. Commission is only due after a successful transaction – at market rates and payable upon purchase.
Is there a separate referral role?
No, every investor and broker can submit referrals. There is no separate referral account. The referral feature is available to all registered participants.
What is the difference between a referral and a co-brokerage deal?
Referral: You pass on a client name, Dr. Hofeditz handles the complete buyer support – 10% of the net commission we receive (first deal). Co-brokerage: As a broker, you support the buyer yourself through to notarization – higher commission through work-sharing. Co-brokerage deals are only possible for properties with a direct mandate.
Which properties can I see as a broker?
As a broker, you can see all properties in the pool – just like investors. Additionally, you can filter for direct-mandate properties, upload properties, and request co-brokerage deals.
How is property discretion ensured?
Each property is protected by individual NDAs. Property data is only released after verification and digital NDA signature. Furthermore, our properties do not appear on any public portal or search engine. Screenshot protection and watermarks provide additional safeguards against unauthorized sharing.
Can I list my own properties as a broker?
Yes. After successful verification as a broker, you can upload properties directly via your dashboard. You control which investors receive access and communicate directly via the integrated chat function.
How do I contact a broker or investor?
After signing the NDA for a specific property, you can contact the responsible broker directly via the platform. The integrated chat function enables encrypted, documented communication.
Is my data shared with third parties?
No. Your data is used exclusively for verification and platform usage. We do not share personal data with third parties. Details can be found in our privacy policy.
Where is Offmarketpool based?
Offmarketpool is operated by Dr. Hofeditz Real Estate GmbH, based in Hamburg, Am Klein Flottbeker Bahnhof 55. All data is stored and processed on servers in the EU.
